Cayman Islands Real Estate
Cayman Islands real estate deals can involve selling bulk land that will need to be developed by the buyer, or developed plots with infrastructure like asphalt road fronts and access to electric power. The first offer is suitable only for professional developers as land development involves a lot of procedural formalities such as preparing plans that accord with relevant land use regulations and getting planning and other permissions from concerned authorities.
The second option of buying plots in planned layouts is what will suit the non-developer investor. Cayman Islands real estate has excellent potential to appreciate in value as tourism picks up to this Caribbean Island, which is the closest Caribbean destination from Miami. Cayman, a British territory, is also a top financial center.
Cayman Islands consist of three main islands, the Grand Cayman, Cayman Brac and Little Cayman. Each has its own distinct ambience and will appeal to different groups. All of them share one feature: powdery white beaches facing the crystal blue waters of the Caribbean Sea.
Grand Cayman and the Sister Islands
Grand Cayman is the largest island with a length of 22 miles and an area of 76 square miles. It accommodates the capital city George Town that is home to hundreds of banks, including offices of such renowned institutions as UBS and Merrill Lynch. Tourist attractions include the famed Seven Mile Beach on the west coast and a large (35 square mile) reef protected shallow lagoon, the North Sound.
The other two islands in the group are known as sister islands, located some distance away from Grand Cayman (and its hustle and bustle). The sister islands provide a more quiet ambience but differ in their features.
Cayman Brac has “The Bluff” (Brac in Gaelic), a steep cliff that rises 140 feet above the Caribbean Sea. The bluff is the culmination of a limestone ridge that starts rising gradually from around the middle of the 14 miles long island (which is just two miles wide at the widest point). The rock formation has provided several caves the tourists like to explore, and also top rock-climbing facilities.
Little Cayman is just 10 miles long and one mile wide. This tiny island has gained a great reputation as the top wall diving site in the world. Wall diving is scuba diving along a steep cliff under water. The Bloody Bay in Little Cayman has a vertical underwater cliff that goes up to 1000 feet to the ocean floor in places.
Real Estate on the Cayman Islands
Investment in Cayman Islands real estate can be on any of the three islands. All have developed plots with infrastructure available in well planned and located layouts. Grand Cayman has the Dubli Golf & Beach Resort facing the quiet Rum Point Beach. Cayman Brac has the Little Dolphin Estate located among greenery and near to the northern beach. And Little Cayman has the Lakeside Estate adjacent to the Sandy Point Lake.
All the plots come with a full set of architectural plans and construction drawings, and with attractive financing and exit options.
